Basement testing, commissioning and handover
Define basement inspections, system testing, commissioning records and handover information as part of your London basement construction package.
Aftercare begins with understanding the completed work. Your basement documents should explain construction responsibilities, any product warranties, maintenance requirements and the route for reporting a problem. Each has a different purpose.
Discuss your projectThe construction contract sets out the agreed work and the parties' responsibilities. Manufacturer warranties apply to specified products under their own terms. A maintenance agreement, where separately arranged, sets out servicing obligations. None should be assumed to provide the same cover as the others.
Before committing to the project, establish the provider, duration, scope and exclusions of any proposed warranty, together with registration or servicing conditions. Any insurance-backed protection must be expressly documented. Consumer statutory rights are separate from voluntary warranty terms.

Care requirements follow the systems installed. A drained waterproofing system needs its drainage paths kept serviceable; installed pumps and associated equipment need the servicing specified for that system. Ventilation filters, accessible components and controls also need the attention described in their instructions.
Inspection points and equipment access must remain usable after furniture and finishes are in place. Keep commissioning information, service records and any changes to the installation together. Maintenance frequency should reflect the designer's and manufacturer's guidance and site conditions.
Within the basement package, handover is the point to collect the relevant documents and contacts. It should be clear who receives reports about the construction, who supports particular equipment and who is responsible for arranged servicing.
When reporting a problem, provide the property details, location of the issue, when it started and any relevant alarm or equipment information. Photographs and service records can help the responsible party understand what needs checking. Contact Basement Structures to raise an issue relating to your project.
The cover for your project is the cover expressly confirmed in its contract and warranty documents. Check who provides it, what work or products it covers, how long it lasts and any conditions. Do not assume that one document covers the whole basement.
Routine servicing needs to be separately identified in the agreed scope or a maintenance agreement. Handover information and a product warranty do not automatically include future service visits. Confirm the provider, first service requirements and ongoing responsibilities for the installed system.
Follow the system-specific schedule. Drainage, pumps and alarms may need different checks, and site conditions can require more frequent attention. The commissioning and maintenance information should identify the appropriate intervals; keep a record of inspections and completed servicing.
Yes. New fixings, openings, altered drainage or concealed access points can interfere with the designed system. Give future contractors the basement drawings and relevant instructions, and have proposed changes reviewed before work affects the structure or waterproofing.
Keep the relevant completion documents, drawings, equipment instructions, commissioning and service records, and warranty terms together. Check the terms of each warranty for any transfer or notification requirements. The next owner also needs to understand how the systems are operated and maintained.
